Understanding the Bucks County Home Buying Process

  1. At our initial meeting, I'll explain how I will work to help you buy Bucks County real estate and review all required forms and disclosures. Then we'll discuss your wants and needs in Bucks County real estate and define your search parameters
  2. Your search does NOT begin by looking at Doylestown homes, Newtown homes or homes in other areas of Bucks County! It begins with talking with a mortgage consultant in order to have you pre-approved for a mortgage. I strongly suggest you talk with team member Tom Fullen at 215-860-3237 or Tom.Fullen@prufoxroach.com. Even if you've already talked with another loan officer, Tom can provide you with a second opinion to compare rates and closing costs.
  3. Once you're comfortable with the financing aspect and we've confirmed the appropriate price range, we can begin to actually look at Newtown homes, Doylestown homes, Northampton homes and Bucks County homes. I'll monitor the Bucks County homemarket on a daily basis and will keep you informed of new bucks county listings as they become available.
  4. You may want to drive by Bucks County homes and neighborhoods if your search parameters are very broad. REMEMBER — always call me directly before you look at any new construction site, For Sale By Owner, or another agency's listing!
  5. When you are ready to make an offer on a Bucks County home, I'll prepare it on standard Pennsylvania Association of Realtors forms and submit it to the listing agent. Be prepared to include an intial deposit deposit check (usually around $1000) with your offer as a show of good faith. I will help you decide on price and terms and if necessary, negotiate on your behalf.
  6. Once the offer is accepted, the "due diligence" period begins. Usually between 10-14 days, this is your opportunity to perform all inspections and provide the balance of your deposit money. Your rights and obligations regarding inspections and any defects they reveal are clearly outlined in the Agreement of Sale and I will be sure to explain all aspects to you.
  7. You must make a formal, written application for a mortgage on the Bucks County real estate property you're buying within 10 days and provide a committment letter by the date outlined in the Agreement of Sale. I'll monitor these time frames and be sure they're adhered to. I'll also order the Title Insurance on your behalf. You'll also need to arrange for homeowners insurance prior to settlement and establish utility accounts in your name.
  8. About a week before closing you'll receive your final closing costs figure. I'll review them with you to be sure they're accurate and answer any questions you may have. You'll need to bring a certified check for that amount, payable to the title company, with you to settlement.
  9. On the day of settlement we'll do our final walk-through, attend the closing, and then...IT'S YOURS! Congratulations!!!
